Cancellation Policy
1. SCOPE OF SERVICES The Client understands that Onsight Inspections Inc. (the "Company") provides a Limited Visual Risk Assessment of the "Big 5" systems (Roof/Foundation, Electrical, Plumbing, HVAC, and Multi-Unit Scale). This is not a comprehensive home inspection as defined by state licensing boards for retail homebuyers. The goal is to identify major capital expenditures (CapEx) and safety hazards. 2. VISUAL-ONLY LIMITATION The Assessment is strictly limited to portions of the property that are visible and accessible at the time of the walk-through. The Inspector will NOT: Move furniture, boxes, or debris. Remove wall coverings or floorings. Enter crawlspaces or attics with less than 24 inches of clearance. Perform invasive testing or dismantle any mechanical systems. 3. NOT A GUARANTEE OR WARRANTY This report is an opinion of the property’s condition on the date of the walk-through. It is NOT an insurance policy, a guarantee of future performance, or a warranty that the property is "free of defects." Systems can fail at any time after the inspection is completed. 4. EXCLUSIONS The following items are specifically excluded from this Risk Assessment: Cosmetic items (paint, carpet stains, minor drywall nicks). Environmental hazards (asbestos, lead paint, radon, mold testing). Pest/Wood-destroying organism identification. Underground sewer lines or buried oil tanks (unless otherwise noted). Compliance with local building codes or zoning laws. 5. LIMITATION OF LIABILITY The Client agrees that the Company's liability for any errors or omissions in the report is strictly limited to a refund of the fee paid for the Assessment. The Client waives any claims for consequential or secondary damages. 6. CONFIDENTIALITY The report is for the sole use of the Client. The Company shall not share the findings with the Seller, Listing Agent, or any third party without express written consent from the Client. 7. PAYMENT TERMS Payment is due prior to the release of the final report. Reports will be held until funds have cleared.
