CWTI Field Inspection – Full Process Checklist

Section 1: Property Info & Logistics

  • Property Type: Residential / Multi-Family / Commercial

  • Occupancy: Occupied / Vacant / Under Construction

  • Weather Conditions: (e.g., Dry, Raining, Snowing)

  • Scope Confirmed: Signed waiver and disclaimer on file (Yes/No)


Section 2: The “Big 5” Technical Check

1. Roofing & Exterior

  • Roof Surface: Note any curling, missing shingles, ponding, or obvious damage.

  • Gutters/Downspouts: Confirm they are clear and discharge away from the foundation.

  • Grading: Confirm soil slopes away from the building perimeter.

  • Siding/Trim: Note wood rot, damage, or earth-to-wood contact.

  • Commercial Only: Check parapet walls for cracks and roof drains for clogs.


2. Electrical System

  • Panel Brand: Identify and flag any “Red Flag” brands (FPE, Zinsco, Stab-Lok).

  • Panel Interior: Look for double-tapped breakers, scorch marks, or corrosion.

  • GFCIs: Test GFCIs in kitchen, baths, exterior, and other required locations.

  • Open Junctions: Note any exposed wiring in attic, basement, or utility areas.

  • Commercial Only: Verify 3‑phase labeling and clear access to disconnects.


3. Plumbing System

  • Supply Lines: Identify visible material (Copper, PEX, Polybutylene, Galvanized).

  • Water Heater: Record age (from serial #) and confirm TPR discharge pipe present.

  • Active Leaks: Check under sinks, around toilets, and visible piping.

  • Drainage: Confirm fixtures drain at a functional rate (no severe slow drains).

  • Commercial Only: Inspect visible main shut‑off and backflow preventers.


4. HVAC System

  • Operation: Confirm system responds to thermostat and produces Heat/AC.

  • Filter: Note condition (clean / dirty / missing) and need for replacement.

  • Exhaust: Check flue pipes for proper venting, rust, gaps, or backdraft risks.

  • Condensate: Confirm drain line is clear and discharging safely.


5. Structural “Bones”

  • Foundation: Note horizontal cracks or displacements 1/4" or larger.

  • Floor Levelness: Observe for significant slopes, bounce, or soft spots.

  • Walls/Ceilings: Look for stair‑step cracks, especially above doors/windows.
    Any leaks /water damage present.

  • Decks/Balconies: Confirm they are properly bolted (not just nailed) to structure.


Section 3: Multi‑Family & Commercial Specifics

  • Fire Safety: Confirm fire doors are self‑closing and not blocked.

  • Exit Signs: Confirm emergency lights/exit signs are illuminated and visible.

  • Unit Sampling (Multi‑Family): List unit numbers inspected.

  • Parking/Pavement: Note major trip hazards, potholes, or failing bollards.


Section 4: Summary & High‑Level Defects

  • Immediate Safety Concerns: List any life‑safety issues found during inspection.

  • High‑Cost Items (1–3 Years): List “Big 5” items likely needing repair/replacement.

  • Recommended Next Steps:

    • Safety: Immediate actions to reduce risk.

    • Maintenance: Short‑term fixes to prevent bigger issues.

    • Capital Planning: Items to budget for in the next 1–3 years.
